INTRODUCTION TO COMMERCIAL & INVESTMENT REAL ESTATE – CONCEPTS AND TERMS |

| This required course is taught on a “learn by doing” basis, whereby students work through a series of illustrative problems. Topics will include: types of commercial properties, types of commercial customers, net operating income, vacancy, credit losses, highest and best use, land leases, build to suit, APOD, forecasting cash flow, fair market value, leases, zoning and marketing. Students should bring a basic calculator to class. |

Selling Investment and Commercial Properties: Issues, Money and Laws
This course satisfies the NYS requirement for 3 hours of Fair Housing and /or Discrimination training for license renewals. Instructor: Edward S. Smith, Jr.
This course explores important considerations in brokering real estate including:
• Building issues such as environmental concerns, fair housing and ADA laws
and compliance
• Methods of determining property values
• Financing – mortgages, loan-to-value, debt service ratio
• Cash flows and the impact of taxes
• Sale of property – capital gains taxes, 1031 Exchanges
• Discrimination laws, types of bias, inadvertent discrimination |

TRAVEL TO C.W. POST CAMPUS:
FROM NEW YORK CITY — Take Queens-Midtown Tunnel to Long Island Expressway (I-495) and Exit 39N (Glen Cove Road north). Go north for 2 miles; turn right (east) on Northern Boulevard (Rte. 25A). C.W. Post is 2 miles on the right.
FROM BRONX, WESTCHESTER AND POINTS NORTH — Take Throgs Neck Bridge to Clearview Expressway south. Exit to eastbound Long Island Expressway (I-495); proceed to Exit 39N and continue as indicated above.
FROM EASTERN LONG ISLAND — Take Long Island Expressway (I-495) to Exit 41N (Route 107). Turn right (north) onto 107 north to Northern Boulevard (Route 25A). Turn left (west) at Northern Boulevard. C.W. Post is on the left side of the road.
FROM SOUTH SHORE OF LONG ISLAND — In Nassau County, take Wantagh State Parkway or Meadowbrook Parkway north to Northern State Parkway Exit 31 (Glen Cove Road North; not Exit 31A). At light, turn left (north) on Glen Cove Road. Proceed for 3 miles to Northern Boulevard (Route 25A), turn right (east). C.W. Post is 2 miles on the right. In Suffolk County, take most convenient north-south road to the Long Island Expressway (I-495) and follow directions from Eastern Long Island.
LORBER HALL
Enter the Campus through the East Gate on Northern Blvd. (Route 25A). Proceed straight down on Gold Coast Road to the end of the road. Lorber Hall, as well as it’s parking lot, is located on the right.
